Mortgage Center Title offers two different options for Second Mortgages and HELOCs:
ALTA Residential Coverage Junior Loan Policy:
REPLACES ALL LIMITED POLICIES
This policy insures a lender that the party named as “Grantee” in the policy is the Grantee in the last recorded document affecting title to the land. It also insures that there are no recorded monetary liens and/or real estate tax liens shown by the public records affecting title to the land other than those disclosed in the Policy.
ALTA Supplemental Coverage Endorsement Form (JR1) This extends the effective date of the original Policy and any of the coverage in the Policy to the date shown on the endorsement. It also reflects changes, if any.

Owner/Encumbrance Reports (Residential Property Only):
These reports show the grantor/grantee information recited in the last recorded document affecting title to the land. They also contain any and all open encumbrances, monetary liens, and/or real estate tax liens shown by public records affecting title to the land and current tax information.
